The RoofGuard Plan is a proactive roof inspection service designed to help commercial property managers, condominium boards, and rental owners maintain their roofing systems with confidence.

Inspection Frequency: 2 visits per year — Spring & Fall

What’s Included

  • Roof surface: cracks, punctures, blistering, membrane wear

  • Flashings & transitions: walls, curbs, parapets, penetrations

  • Seams & joints: separation, lifting, or adhesive failure

  • Sealants & terminations: cracking or deterioration

  • Penetrations: HVAC curbs, vents, pipe boots, skylights

  • Fasteners & attachment points: rusted or backed-out fasteners

  • Perimeter edges & coping caps: uplift, joint separation, metal integrity

Pricing

  • Up to 5,000 SF — $375 per visit / $750 annually

  • 5,001–15,000 SF — $500 per visit / $1,000 annually

  • 15,001+ SF — Custom quote

  • Additional Buildings — $250 per visit / $500 annually

  • Flat or Metal Roof Surcharge — $100–$200 per visit


Tier II — ProGuard

The ProGuard Plan delivers comprehensive exterior inspections for commercial properties, condominiums, and rental portfolios. Each visit includes a detailed evaluation of the roof, siding, windows, doors, and trim, accompanied by photo documentation and prioritized recommendations to support proactive maintenance and informed budget planning.

Inspection Frequency: 2 visits per year — Spring & Fall

  • Wall cladding: siding, panels, or masonry — cracks, separation, moisture intrusion

  • Windows & doors: frame integrity, glazing, sealants, weather-stripping

  • Fascia & soffit: attachment, decay, ventilation issues

  • Trim & transitions: loose, deteriorated, or unsealed areas

  • Sealants & coatings: UV damage, cracking, or failed adhesion

Pricing

  • Up to 5,000 SF — $750 per visit / $1,500 annually

  • 5,001–15,000 SF — $1,000 per visit / $2,000 annually

  • 15,001+ SF — Custom quote

  • Additional Buildings — $500 per visit / $1,000 annually

  6. Liability Limitation: Fortified’s total liability shall not exceed total fees paid for inspection services.

  7. Weather & Scheduling: All inspections depend on safe site conditions; rescheduling occurs promptly as needed.

  8. Multi-Building Discounts: Discounts cannot be combined; additional-building rates apply only to structures on the same property.
